MARKETING PLAN

Our Commitment:

Our goal is to guide our clients through a stress-free and rewarding real estate experience."

PRICING:

For sellers:

  • Search MLS for both sold and active properties for comparisons. Use to assist sellers in establishing listing price. Use our professional experience, and discuss reasonable expectations of "final selling price" and discuss with sellers.
  • Discuss: LOCATION, CONDITION, AND PRICE

For buyers:

  • Search MLS for solds in same subdivision and comparable areas to get information for solds in area.
  • Discuss with buyers their thoughts for price proposal.
  • Use our professional experience to guide buyers in creating a solid and respected offer.

SIGN FOR PROPERTY:

For sellers:

  • One yard sign per property (under one acre), if over one acre discuss with sellers option of more signs.
  • Arrow and directional signs as deemed appropriate by seller.

ADVERTISE:

For sellers
A Premeire Marketing Package that includes:

  • Featuring YOUR property on the TV show "Showcase of Homes." The show airs every Saturday at 10:00am on channel UPN 23 (properties presented in rotation)
  • Radio advertisments from Carpenter Realtors
  • Take pictures of interior and exterior of home including lanscaping.
  • Yard signs that display dynamic colors and contact information.
  • Display in Distinctive Homes, Carpenter Realtor Homes Color Guide and Homes Illustrated.
  • Advertise in Indianapolis Star and surrounding suburban papers in rotation.
  • Advertise on www.thomasRE.com web site immediately and on office website www.callcarpenter.com.
  • Links from Yahoo, Google, MSN, HomeGain.com, Realtor.com, Homes.com and many others within 24 hours.
  • Make colored flyers with pictures to offer to potential buyers and agents from other real estate companies in Indianapolis area.
  • Place "Take One" box in yard with detailed flyers for prospects to get immediate information.
  • Send 'Just Listed' information to surrounding neighbors
  • Set up Open House if acceptable to sellers in a convenient timely matter.
    (names and comments from visitors will be given and discussed as necessary with sellers.)

COMMUNICATION:

For sellers:

  • Contact sellers with showing reports as son as feedback is received.
  • Make weekly contact with seller either by phone or email.
  • After six weeks discuss with sellers the effectiveness of Marketing Plan.
  • After twelve weeks discuss with sellers the Marketing Plan and make any adjustments sellers and agent believe will assist in the selling process of home.

For buyers:

  • Verify that buyer has been pre-approved with a qualified lender for mortgage approval.
  • If buyer needs a lender, refer a lender to buyer.
  • Discuss with buyers criteria of options and price range for desired home.
  • Run an effective search through MLS.
  • Email or send in postal mail search of properties that meet seller's criteria. Follow up with buyers within 3 days to verify information was received and set up showings of properties that buyer has selected.

COMMISSIONS:

For sellers:

Be part of the 'The Thomas TEAM Bonus Program' when listed with The Thomas TEAM and Carpenter Realtors . Call for details.

For buyers:

No commission is required. However buyer's agree to sign a 6 month buyer agency contract. This is a "honor" commitment contract to be signed in order to work with The Thomas TEAM. The Thomas TEAM will agree to work in a professional matter and follow the commitments above in assisting buyer's in the purchase of their new home.

HOME WARRANTY PROGRAM:

Benefits of having a home warranty will be discussed with both buyers and sellers. Recommendation of various programs will be presented.

EXCEPTION:

For sellers:

In the event that The ThomasTEAM and Carpenter Realtors, does not abide by the agreed upon terms stated in this Marketing Plan, Carpenter Realtors gives unilateral right to the sellers to 'terminate this listing, in writing, with 5 days notice.' (For all details contact Suzanne Thomas.)

Contracts:

For seller:

  • All listing contracts are 6 months unless otherwise negotiated.
  • All purchase agreements received will be presented to sellers immediately. (If received after 8:00 pm, respectfully, the listing agent will present to sellers at approximately 9:00am the following day. Unless instructed otherwise.)
  • Listing agent will discuss all details stated in contracts. Sellers will initial each page for verification of understanding terms of contract.
  • Listing agent will guide sellers through the details of a purchase agreement.
  • Listing agent will make suggestions and assist sellers in making a respectable counter offer or a satisfied acceptance.
  • Will follow 'Time is of the Essence' protocol.

For buyers:

  • Realtor will use professional experience to aid in assisting buyers to present a fair and respectable offer.
  • Buyers will initial all pages of purchase agreement prior to presenting to sellers to verify buyers understand all terms of purchase agreement.
  • All purchase agreements will be presented to listing agent or sellers immediately.
  • If purchase agreement is completed by buyer after 8:00 pm, it will be faxed to listing agent immediately and voice mail left for listing agent, and followed up with a phone call approximately by 9:00 am the following day.
  • Will follow 'Time is of the Essence' protocol.

    Other:

    This Marketing Plan will be presented to all potential 'clients' or 'customers.' This Marketing Plan is used as a guideline. 'Client' or 'customer' may request changes. Listing agent agrees to discuss all options that might better meet the needs of respected parties.
